It takes more than dreams to build your home -- it takes the expertise of a professional experienced custom home builder. Many home owners prefer to undertake their home construction project on their home, by hiring sub contractors to complete tasks in each construction category. This can be a stressful process, because as the owner, you will be responsible for designing a construction schedule, ordering supplies, supervising labor and a hundred other tasks relating to new home construction. Additionally, you will be required to be available on site as the construction progresses. Overseeing construction can differ from day to day, from dealing with missing sub contractors, to resolving conflicts among the various contractors during construction. Constructing your home on your own may seem cheaper, but as many home owners will tell you, the risk of going over budget is significant.
A custom home builder can help you locate the right lot for your new home, if you don't already have one. Depending on where you live, you may have to compromise on the location of the lot because most of the major metro cities simply don't have enough empty lots within city limits. Once you have decided on the lot, your custom home builder will help you select the right kind of design for your home. For instance, log homes may look beautiful, but may not suit every type of climate. Your custom home builder will take the weather in your area, the other houses in the neighborhood and other factors into consideration before helping you settle on a plan. An experienced home builder who has been in the business for a while will have a stock of floor plans that can be customized for you, using cutting edge design software that enables you to look at 3D views of the expected finish of your home. If you already have a design plan in your mind, your home builder will work with you to create a plan from scratch that reflects your vision for your new home. Once you have a plan in place, you can make a selection on the specific features of your home, and draw up a budget. After that, there is financing to take care of before you actually get your new home construction project going.
Finally, the custom home builder will put together an estimated proposal for your project, and this process will take up to 2 weeks or even more. Once you have a proposal, you can look into obtaining financing for the construction. Make sure that all specifications of the project are outlined in detail in a written contract with your house builder. Most builders choose one of two pricing estimate types. In an all inclusive contract, you will be charged a single set price for the entire construction, including the builder's fee. In a fixed fee type contract, the builder will charge for all aspects of the construction, including materials and labor, and then charge a separate fixed builder's fee for supervising the construction. Always make sure that your builder provides you a detailed breakdown of the project costs. Bear in mind that some amount of variations from the cost is normal because your custom home builder has no control over price rises. All of the sudden we are having outlets that don't work, lights that won't turn on. We have replaced all the breakers in the electrical panel. We need someone to chase down the problem. Any referals would be appreciated. I used one electrican and they charged me $125 to change an outlet and 1 breaker. Didn't help or solve the problem.
